large scale mixed-use land
development
A 300 acre mixed-use development is carved
out of a mountain in Huntsville, Alabama. The entire project
was master planned and developed to consist
of single family lots, condominium and multi-family residential units, as
well as supporting retail shopping centers.
Dramatic shifts in the scale and
characteristics of real estate development projects have occurred in
recent years. Projects have become increasingly broad in
scope, more complex, and involving much greater capital investment.
An integrated analysis of development potential, development
programming and land use optimization, and comprehensive financial
analysis is crucial to the optimization of development profits.
In addition to project design and analysis,
new ordinances were developed for this
project, which were adapted by the city as the standard used for all
future developments.
